Despite being located next to some of the best transport connections in London, the area of Kings Cross has been waiting for a long overdue redevelopment. The Regents Quarter project was set to regenerate the rundown area around the station. And finally, after 150 years of industrial use, King’s Cross is now being transformed and becoming a desirable place to live and work.

What was an underused industrial wasteland just a decade ago, has now become a completely ‘new’ part of London with its own postcode. Through creative refurbishment of the nineteenth-century buildings and new contemporary architecture, the new urban quarter shows an outstanding commercial success.  

GRADE A WORKSPACE.

Situated just opposite the Kings Cross St Pancras station, right in heart of the regeneration area, the eminent office and retail scheme Focus Point offers 10,000 sq ft of an attractive grade A workspace to its commercial tenants.

In phase 1 of the refurbishment, our team worked alongside Aros Architects and J Dunton Associates on the Cat A office refurbishment of the ground and first floor of Focus Point. We were involved from the initial design stages and supported the architects with full lighting design and calculations. The same team worked on the scheme in 2017 and two more floors of the building were refurbished to the same standard.

The Ground floor reception area features a contemporary joinery detail with built-in linear lighting. The irregular pattern of lighting creates a strong visual feature. Some of the lighting profiles create an angled ‘U’ shape. The clean neutral look has been achieved by using opal diffusers and 4000K LED.

299 supported the design team with the technical product knowledge and put the Trimless Recessed Lopen forward. This slim linear luminaire is the perfect choice for creating infinite lines of light and the trimless version is suitable for custom joinery installations.

The linear feature lighting is DALI dimmable allowing the user to adjust the light levels to suit different occasions.

For the circulation areas of the reception, the adjustable LED Jed downlights have been used. The custom nickel finish has been applied to the bezels to complement the joinery feature of the reception. The Xicato powered Jeds are low glare and the neutral feel of the 4000K lamps makes them a popular choice of adjustable downlighters.

The first floor features a contemporary Grade A office space offering the highest standard to its tenants. The Trimless Recessed Lopen fitting was used again as the main source of lighting, blending seamlessly into the architecture and creating a modern visual feature at the same time. Opal diffusers and 4000K LED were used throughout the office space offering a neutral look to its future tenants. The same design was carried out through the whole development to keep the design of the scheme consistent.

The lighting was delivered in time for installation and the scheme works well to the satisfaction of the client. The result is a contemporary scheme with sharp minimalist design achieved through recessed linear lighting.
