The recently completed CAT A redevelopment of the 5th floor at 75 King William Street sees a total reinvention of 13,300 sq ft of a period building into a contemporary office space. The scheme offers a superb location, great end-of- trip amenities and high sustainability credentials. Designed by Fabric, and brought to life by Parkeray, the 9 storey office building stands proud, undeniably claiming its street presence.

 


Originally built in 1924, the striking Victorian building has undergone a remarkable transformation of its 5th floor and is currently being refurbished on the ground floor.

Our linear lighting was specified at early stages by the team at Fabric in September 2022. Working closely with the TAP team and the team at  SPL Construct, our team delivered suspended office lighting and architectural lighting for this project.

Following the architect’s vision and  achieving CIBSE lighting levels, we supplied the suspended linear light for the entire floor. Our technical team put forward the popular 50 mm linear profile Rio Suspended direct/-indirect as the main light fitting. Achieving CIBSE recommended lighting levels in the ceiling lighting design whilst providing good quality direct and indirect light distribution and user control was an absolute key for this project.

THE DESIGN BRIEF.

The design brief for 75 King William Street was driven by sustainability. The aim was to deliver a premium CAT A office space with a focus on modern stripped back industrial design whilst providing high levels of wellbeing and comfort.  Visually, the project was driven by the client's desire for exposed services aesthetics.

We asked our technical engineer, Robert Lees: What was the most interesting aspect of the project?

“We don't get these requests very often, but for this project, we had to ensure that we delivered the 2 channel DALI  for each individual fitting, allowing the client the control of the Up and Down section of the luminaires.

Office lighting with DALI 

Highly flexible and scalable, the DALI system is individually addressable and allows to control each luminaire.  With the desire to control both the Up and Down elements, the Rio Suspended was fitted with 2 DALI drivers. The building had a sophisticated Simmtronic Bulding system, so our fittings are supplied with the correct drivers compatible with the rest of the system. For this project, the Osram drivers were fitted to each individual linear fittings. 

All lighting fixtures have been integrated into a sophisticated Simmtronic system, offering not just present-day efficiency but also laying the groundwork for future expansion.

Lighting that works with exposed services

Aesthetically, the new lighting had to work with the exposed services. The designer's favourite Rio Suspended direct/-indirect was used throughout the entire scheme as the main office lighting, in two standard sizes, fitted with micro prismatic diffusers. 

To visually break the space up, the circular Talla Suspended was used in a symmetric pattern. Talla's timeless design enhances the industrial look and feel of the space. For breakout space, the Bellart Suspended was installed in between the wooden rafters. The 50 mm diameter Bellart offers soft and discrete lighting, perfect for areas away from the desk areas. 

We used the Cinca Recessed trimless downlight for the back of the house amenity areas.

The scheme uses 4000K colour temperatures and high CRI throughout. All suspended linear lighting was supplied in a contemporary matte black finish. The architectural lighting was supplied in matte white finish. All fittings are DALI- dimmable with PIR  and Simmtronic controls.

 

Lighting for this CAT project was delivered in Q1of 2023 for a successful completion in the Q2 of 2024.  The final result is a forward thinking and contemporary CAT A scheme flooded with daylight and designed with sustainability at its heart. Our team are currently working on the reception area.
