The recent CAT A refurbishment and extension of a Victorian warehouse building, 34-38 Provost Street offers approximately 15,000 sq. ft of a contemporary commercial office space with plenty of daylight.

It boasts a fantastic location within a short walk to the Old Street underground or the creative Shoreditch scene.

The CAT A fitout scheme Provost Street was designed by ThirdWay Architecture, who worked closely with the client. It celebrates Victorian heritage of the building whilst adding bold contemporary features and colour palette.

Built around 1890 for light industrial use with tenants like tea and coffee merchants, 34-38 Provost Street was originally a 4 storey building with a lower ground floor. More recently, the building was used as a pub. The eye-catching shop front style design on the ground floor reflects the original industrial purpose of the building and together with the bold main entrance, the building claims a distinctive street presence.

And if this wasn’t unique enough, the new two storey extension in contemporary anodised metalworks, finishes the very distinct contrast to the host brick building.

THE DESIGN BRIEF.

Introducing a new electrical infrastructure for the entire building, and bringing quality office lighting whilst meeting current lighting standards (the LG7 guide) was only part of the story. The design brief was fuelled by the interplay of the original Victorian building with the bold contemporary design of the extension. The objective was to create a modern workspace flooded with daylight and an attractive ambience with features such as a mix of exposed and painted brickwork, timber beams throughout, and concrete and metal staircase, all connecting the old with the new.

At ground floor level, the existing bays have been opened up to bring a lot of natural daylight into the duplex lower and ground floor space. The duplex features a lobby with circulation areas, a stairwell into the lower ground floor, bike storage, showers and office space. The original Victorian part of the building features exposed wooden beams. These have been retained throughout and turned into a design feature.

The new office lighting allows the timber beams and exposed services to steal the limelight. The Rio Suspended direct/-indirect in a standard size was used as the main luminaire for the general office lighting. Rio is the ultimate performance driven linear lighting with a clean-cut design, creating beautiful lines of light.

The asymmetric shape of the building and the position of the beams dictated the size and position of the suspended lighting.

In the lobby and toilets, the tubular suspended lighting Bellart suspended was used to add a more industrial feel. The Bellart surface mounted was used in the circulation areas to keep the scheme visually coherent. With its simple design, the Bellart blends in to the design.

All office lighting was supplied in a contemporary matte black finish. Integrated emergency lighting was supplied in the main office areas and standalone emergency lighting on all other areas. 

The result is a very distinctive contemporary CAT A workplace where the office lighting truly sets the workplace apart and allows the actual building to become centre stage. It’s a welcoming space with high functionality, and comfortable office lighting that is attractive to future tenants.
